New Tenant Information

Current Tenant Information


The first step to renting a property with Atlantic, is to search our available properties. Once you have found a property you can stop by our office located at 600 North Main Street just north of downtown High Point between the hours of 8:30 and 4:00 to get the key to the rental. With a $5 (cash) key deposit and picture ID we will allow you to view the rental on your own. You must bring the key back to the office within one hour of key check out. Your $5 deposit will be returned when you bring the key back.

Once you have seen and decided what property you would like to rent, we require:

1) Driver's License or other official State or U.S. government picture ID
2) Either a Social Security Card or TIN Card
3) Proof of Income (recent paystub, 1099, or tax return)


Bring the above and a $30 cash application fee to our office between the hours of 8:30 and 4:30. We will not start the application process after 4:30. If you currently rent from Atlantic Realty, you do not have to reapply to move to another Atlantic Realty property.

Following are some important policies for all new renters:

1) Weekly gross tenant income must equal monthly rent.
2) Three good credit references are needed to qualify to rent. If three good credit references cannot be supplied, and there is no bad credit, a double deposit will be required.
3) Bad credit can cause disqualification.
4) There is a one year lease on all of our properties.
5) Rent must be paid with a check or money order.
6) We do not allow pets, kerosene heaters, or water beds.
7) We do not allow satellite dishes to be installed on the buildings. They damage siding and roofs. You can install dishes on a pole close to the building. All cables must be run underground so that people will not trip on them and they will not interfere with lawn maintenance.

An emergency is defined as something that is causing, or has caused recent damage to the property that will become worse if it continues. Examples of emergencies are leaking plumbing, damage from a break-in, storm damage that is causing a major leak or tree that is about to fall on the rental unit. Broken heat or air conditioning is considered an emergency in extreme temperatures. If there is an emergency that is causing damage please call (336) 882-1700.

Rent Payments

Rent must be paid in full every month without notice from Atlantic Realty. Rent is due on or before the first day of the month. If rent is not received by the 9th day of the month a late payment fee of $15.00 or 5% (whichever is greater) and should be added to the check or money order at the time the rent is paid. A $25.00 processing fee will be charged for each check that is returned from the financial institution for insufficient funds or because the tenant did not have an account with the financial institution.

Important Reminders
1) Keep a copy of your lease. The information on this page contains only basic reminders of your primary responsibilities and rights for easy reference. The lease is the legal document that fully describes your agreement with Atlantic Realty and Property Management.

Move Out Procedures

Tenants must give thirty days notice in writing before leaving a rental property.

The following is required at the end of a lease:
1) Tenant must pay all utility bills due for services to the Premises for which he is responsible and have all utility services discontinued.
2) Vacate the Premises removing ALL personal property.
3) Properly sweep and clean the Premises including plumbing fixtures, refrigerators stoves, sinks, removing all trash and garbage.
4) Repair as necessary the Premises including appliances or fixtures furnished to the same condition as when the Tenant took possession of the Premises. The Tenant is not responsible for ordinary wear and tear.
5) Fasten and lock all doors and windows.
6) Return to Atlantic Realty all keys to the Premises.
7) Notify Atlantic Realty of the address where the balance of the Security Deposit may be returned.

Failure to complete the above may result in loss of part or all of your Security Deposit. See your lease for full details on your responsibilities.
